A licensed real estate agent in your area is assigned to each specific user to assist in the purchase of properties. You must provide complete and accurate information requested on the online registration in order for the assigned agent to contact you and enter you in to the lottery drawings.

The state licensed real estate agent assigned to each participant will assist in obtaining a property and filing all required contracts and subsequent addenda for the purchase of a home. Agents will also refer participants to local Lenders to obtain financing, and local inspectors for conducting inspections. Agents will also help modifying repair escrows if needed, and coordinating 203K personnel. Agent’s commissions are added to the total closing cost of the property. Commissions and closing cost can be financed with any FHA type loan. By participating and agreeing to these terms and conditions with GNND.com, you agree to use the services of the assigned agent and to pay said agent a mutually agreeable commission (usually 5%) of the sales price of the home except when the commission is paid by the Seller. Bruce Arrant of GNND Realty may receive a referral fee or other compensation from the Agent or service provider.
Neither GNND.com nor any of its information providers, agents, parents, members, subsidiaries, affiliates, service providers, licensors, Officers, directors or employees shall be liable for any direct, indirect, incidental, special or consequential damages arising out of or relating to this agreement or resulting from the use or the inability to use the site. Including but not limited to damages for loss of profits, use, data, or other intangible damages, even if such party has been advised of the possibility of such damages.

The GNND Realty referral program
This referral agreement contains the terms and conditions for participation in OUR referral program. This program provides YOU with the contact information for participants who have shown interest in the US Department of Housing and Urban Development (HUD) Good Neighbor Next Door (GNND) program, use of the GoodNeighborNextDoor.com & GNND.com web sites, and promotion and distribution of marketing materials by US to prospective clients on YOUR behalf.
The parties to this agreement are Good Neighbor Next Door Realty, Inc. (US, OUR, & WE) and participating Agents (YOU & YOUR).
Upon approval and acceptance into the referral program:
a. WE will notify all Clients in OUR database near YOUR area that YOU are the assigned Agent for GoodNeighborNextDoor.com (GNND.com) and to utilize YOUR services for the purchase or sale of real estate.
b. WE will send new Client’s contact information to YOU within 24 hours of their sign up on our website. Federal holidays and weekends may delay transmission.
c. WE will promote YOU and market YOUR association with GoodNeighborNextDoor.com (GNND.com) via email marketing, fax, flyers, social media and telemarketing.
d. WE will provide YOU with plans, tips, forms, legal documents, mortgagee letters, strategies and tactics to successfully overcome any obstacles to a successful GNND transaction.
e. WE will respond to all inquiries and questions regarding every aspect of the GNND program made by YOU, YOUR Clients, Client’s Lender, Lender’s underwriter or Lenders investor. In some areas we may also be able to assist in acquiring private financing for Clients with credit circumstances that will not allow normal financing methods.
f. We will intervene if YOU have a dispute with one of HUD’s Asset Managers about the eligibility of a GNND Client. We have a 100% success rate in this capacity where we have determined the Client was eligible for the program and the GNND property in question.
Upon approval and acceptance into the referral program:
Lending Agents (Lenders, Mortgage Brokers & Mortgage Bankers)
a. YOU will familiarize yourself with the Mortgagee Letters regarding the GNND program that WE send to you and the frequently asked questions (FAQs) at OUR website.
b. YOU will refer all eligible Clients for the GNND program to OUR network of Preferred Real Estate Agents that are listed on this website. If there are no nearby agents listed, YOU will refer YOUR best Real Estate Agent in the Client’s area to US so they can join OUR network of Preferred Real Estate Agents.
c. You will consult us immediately of any problems YOU are having with a Client’s loan, underwriter’s questions regarding GNND program guidelines, or clarification of FHA special financing and waivers that are unique to GNND homes.
d. YOU will promote the GoodNeighborNextDoor.com (GNND.com) website to all eligible Clients and encourage them to sign up at the website so they may take advantage of the notification program and the gift card rewards.
Real Estate Agents (Agents, Broker Associates, Brokers, & Managing Brokers)
a. YOU will confirm YOUR registration information and bidding capability at HUD’s website www.HUDHomeStore.com website. YOU will insure YOUR brokerage NAID number as active and note future renewal date. If YOUR NAID number ever lapses, becomes inactive or if HUD refuses to renew YOUR NAID number, then YOU must notify us immediately.
b. Once Clients have been pre-qualified for a mortgage then YOU will confirm their housing requirements and setup a MLS campaign that delivers properties to their email address. Properties must meet both their basic needs and be within their approved price limit.
c. You must familiarize yourself with the FAQs at the GoodNeighborNextDoor.com website and. Make sure YOU understand the policies and special forms for GNND sales required by YOUR regional HUD Asset Managers. Some areas have only one and other regions have up to three
d. At first meeting with Clients, YOU will make every effort to have them confirm their relationship to YOU with an employment contract. There are several names for these contracts such as Buyers Representation Agreement, Exclusive Buyer Agency Agreement or Exclusive Right to Represent Buyer Agreement. Usually this contract can be found with other promulgated forms from your state or local associations. In some cases your Agency may have the forms.
e. YOU agree to negotiate a fee for services with all Clients. WE have suggested to Clients that a 5% (Five Percent) commission based on the full price of the home on any GNND property transaction is a reasonable expectation. If a Client purchases a property other than a GNND home, then YOU agree to accept only the Seller paid or MLS offered commission if offered.
f. YOU agree to contact all Clients sent to YOU by US as soon as possible but no later than 24 hours by email, text and telephone. An exception to this is when WE send you Clients during weekends or Federal holidays
g. YOU will maintain a working list of GNND Clients in YOUR database for quick reference when GNND properties are available in YOUR area.
h. YOU will promote the GoodNeighborNextDoor.com (GNND.com) website to all eligible Clients and encourage them to sign up at the website so they may take advantage of the notification program and the gift card rewards.
i. YOU agree to pay a Referral Fee to US of 20% (Twenty Percent) of the gross total earned Real Estate commission which includes any bonuses on all qualifying transaction A qualifying transaction is defined by US as:
- Any Real Estate transactions (Purchases or Listings) made by a Client referred to YOU by US. If the referred Client purchases one of YOUR brokerage’s listings, then referral fee will be subject to only one side of that transaction.
- All Real Estate transactions involving HUD’s Good Neighbor Next Door program sold by YOU to any Buyer. Promotional materials of GNND properties are distributed with YOUR contact information and often Agents are contacted directly by Clients receiving notifications from US or forwarded from their fellow employees. Attempting to determine the procuring cause of every GNND home sold by YOU would result in a costly administrative burden for both US and YOU. Therefore, all transactions utilizing HUD’s GNND program are subject to the referral fee.
j. If You fail to notify US of a transaction described above within five business days after closing & funding, fail to mail to US the referral fee and a copy of the settlement statement within five business days of closing & funding, or use the services of another Agent or Broker in an attempt to avoid paying US the referral fee, then YOU agree to pay US 100% of the total commission.
Compliance and Permanent Forfeiture of Client Base
If YOU breach the terms of this agreement, WE retain the right to terminate YOUR participation. Upon notification of termination, YOU will shred all referred Client’s physical information in YOUR possession, erase from any electronic sources any referred Client information, and cease to have any further contact with all referred Clients.
This referral agreement will commence upon the date of OUR acceptance of YOUR submission to the referral program and will continue for a minimum of 2 (Two) years thereafter, unless terminated by Good Neighbor Next Door Realty, Inc. with written notice to YOU. After two years, this agreement will continue in effect as long as YOU continue to accept Client referrals and have not sent US a request that this agreement be terminated in writing. Termination of this agreement shall not affect YOUR obligation to pay the referral fee for a qualifying transaction which initiated prior to the termination of this agreement. This agreement will automatically extend through the term of any contract entered into with a referred Client and YOU, or if negotiations have begun, through any closing date(s).
Modifications to this Agreement
WE may change this agreement at any time. We will notify YOU of such changes by mail or electronic message. YOUR continued acceptance of referrals from US and/or approval of GNND flyers for distribution to customers and Clients in YOUR area after the effective date of a change is YOUR indication of YOUR agreement to the change.
If any portion or provision of this referral agreement is held or adjudicated to be invalid or unenforceable for any reason, each such portion or provision shall be severed from the remaining portions or provisions of this Referral Agreement, and the remaining portions or provisions shall be unaffected and remain in full force and effect.
Limitation of Liability:
UNDER NO CIRCUMSTANCES SHALL Good Neighbor Next Door Realty, Inc. BE LIABLE FOR ANY SPECIAL, DIRECT, INDIRECT, INCIDENTAL OR CONSEQUENTIAL DAMAGES OF ANY KIND OR NATURE WHATSOEVER, ARISING OUT OF OR IN ANY WAY RELATED TO THIS AGREEMENT REGARDLESS OF THE LEGAL THEORY UPON WHICH SUCH CLAIM FOR DAMAGES IS BASED, EVEN IF Good Neighbor Next Door Realty, Inc. HAD BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES IF SUCH DAMAGES COULD HAVE BEEN REASONABLY FORESEEN.
This agreement revokes and supersedes all other agreements previous or otherwise in regards to the Good Neighbor Next Door referral program, GNND referral program, Officer Next Door & Teachers Next Door referral program, any other previous agreement with Bruce Arrant.
I agree to the terms and conditions and will participate in the GNND Realty referral program and agree to pay a Referral Fee of 20% of the gross total Broker commission including bonuses acquired in association with transactions described above to Good Neighbor Next Door Realty, Inc. dba GNND Realty.
